Insurance against earthquakes and natural disasters in Turkey:
Insurance against earthquakes and natural disasters in Turkey does not guarantee that accidents will not occur, but rather guarantees compensation for damages resulting from earthquakes.
There are two types of this insurance, one is mandatory and the other is optional.
1- Compulsory insurance:
As for compulsory insurance, which is known as (DASK), it is related to construction, whether it is a house, a store, a factory, or something else.
It includes compensation for the following elements of the building:
1- The foundations of real estate construction
2- The walls of the real estate or the garden of the real estate with regard to villas and independent houses
3- Bishop
4- floors
5- Corridors inside buildings
6- Staircases and electric elevators
Buildings excluded from compulsory insurance
As for the buildings that are excluded from the compulsory insurance, they are:
1- Buildings that have been decided to drive with their own hands due to their danger or unfitness for use.
2 abandoned buildings.
3- Regions and adjacent areas.
4- Unlicensed buildings
5 Buildings that do not cry, for building regulations.
2- Non-compulsory or supplementary insurance:
It can be done by choosing the owner of the building, and the cost of this insurance is approximately 5000 Turkish liras and is paid annually and it includes the following elements:
1- Home and office furniture
2- Merchandise in shops
3- Cases of death
4- Unemployment
5 Psychological and physical harm
6- Transportation expenses to a new building
7- Expenses of removing rubble
8- Civil responsibility towards the neighborhood
In case that the property is exposed to fire and the accompanying dangers, for example, but not limited to (earthquake – natural disasters – theft – water damage – acts of violence and riots – vehicle collision – broken glass – falling planes or parts of them – landslide).
In real estate sales contracts, it is required that the property emptiness transaction in the real estate registry (Tapu) include a property insurance certificate against earthquakes (DASK), and the cost of this certificate varies according to the construction site, its area, components, and age. And there is a special tariff with the insurance companies approved by the competent references.
And this insurance fee is paid annually by the owner of the building, not the tenant.
The compensation for the damages covered by the insurance is determined by a certain ceiling according to the average value of the normal building. As for when the building is distinguished and requires an increase in compensation, this requires an additional value for the cost of the insurance bond. This increase is also optional.
On this occasion, it is mentioned that in the recent earthquake that hit Turkey in early February of the year 2023, Turkish President Recep Tayyip Erdogan announced
That the state will bear all the costs of rebuilding the houses that were destroyed in a better way than it was without the owners of these houses incurring a single pound.
