Residency of foreigners in Turkey means the license granted by the Immigration Department to a foreigner to reside in Turkey, so his presence in the country is legal, and rights and duties are based on it. Residency must be obtained in order to buy or rent a property, open a bank account, or subscribe to water services and Electricity, gas, telephone and the Internet, or benefiting from hospital services, or obtaining a driving license, or obtaining any type of license, and the like.

Real estate residence in Turkey
Real estate residency is granted to anyone who buys real estate worth $75,000 or more in major states such as Istanbul, Ankara, Izmir, Bursa, Antalya, Gaziantep, Adana, and Mersin. Or real estate $50,000 and up, in small towns.
This residency is given by dependency to the wife of the owner and his children who do not exceed /18/ years. The residence permit is usually for one year, renewable.
How to obtain real estate residence:
The application for obtaining a real estate residency is submitted by reviewing the Immigration Department branch in the real estate area, after obtaining an appointment for that by communicating via the Internet with the branch’s website.
In this review, the following papers must be submitted:
1- The passport is attached with a copy translated into Turkish and certified by the clerk justly.
2- A certified copy of the property title deed.
3- A family statement from the competent authorities in the country of the residence applicant, duly certified and translated
into Turkish, with the translation certified by the notary.
4- Four personal photos of the residence applicant and his family members who are eligible for residence.
5- Health insurance for the residence applicant and his family members who are eligible for residence.
6- Earthquake insurance for the property
It is not the sales contract that depends on determining the value of the property, but rather the real estate appraisal report , which we have previously talked about in a special bulletin. It is a report drawn up by a specialized company licensed by the relevant government departments for this purpose. This report is originally a condition for registering the sale contract in the real estate records (Tapu).
Anyone can obtain this report before purchasing the property, through direct contact between him and a specialized company in return for paying the specified fee with a special tariff.
Real estate that entitles the owner to obtain Turkish citizenship:
If the value of the property amounts to 400 thousand US dollars or more, its owner can obtain Turkish citizenship within three months, if he wishes to do so. If he does not wish, he remains entitled to obtain real estate residence.
